What is the floor telling you?

A failing coating is unusually honest about itself. What it looks like, and what is on the underside of the piece that came up, narrows the cause to one or two possibilities before anybody sets foot in the garage. That matters, because the wrong diagnosis costs real money. Treat a moisture problem as a bond problem and the floor gets ground, recoated, and fails again.

The slab

Which symptoms mean the slab, not the coating?

Blisters are the clearest case. Concrete is porous, a slab over damp ground moves vapor all day long, and a coating seals that surface so the pressure has nowhere to go. Open a blister and find clean, sound concrete underneath and the coating didn't fail. It got pushed off.

ASTM International publishes two standard methods for measuring this before it happens. F1869 uses anhydrous calcium chloride under a sealed dome to read what the surface is giving off now, and F2170 reads relative humidity inside the slab, which is where the concrete settles once it is sealed. White deposits are the other slab signal

Powdery white deposits on the surface, or a damp patch that keeps coming back after it dries, point the same direction. The application

Which symptoms mean it was applied wrong?

A film on the underside of the failed coating is the tell. Concrete that comes up slick, waxy or greasy means something was sitting between the coating and the slab, and the coating was only ever attached to that.

Sealers, curing compounds, old mastic and previous coatings are the common culprits, and all of them have to be ground off rather than cleaned off. There is one more you cannot see until the floor fails. Sherwin-Williams describes amine blush as a reaction between water, carbon dioxide and the amine component of some epoxies, appearing when they are applied in low temperature or high humidity. It can look sticky, oily or waxy, or show as greasy white spotting or crystalline deposits, and it acts as a bond breaker between coats. While a floor is being built, the fix is to scrub and rinse it off, since it is water soluble, and to keep the slab at least 5 degrees above the dew point during application.

Why Chattanooga humidity puts that in play

Average daily relative humidity here is 72 percent, running about 87 percent in the morning and 53 percent in the afternoon, and one published polyaspartic datasheet specifies application below 75 percent relative humidity with the slab at least 5 degrees above the dew point. What it takes

Is it a recoat or a rebuild?

A recoat is on the table when the existing coating is still bonded across the floor and the problem is in the finish. Dulled lanes, scuffing, yellowing in the sun. It means abrading the surface so the new coat can key in, and staying inside the recoat window the manufacturer publishes, because a second coat applied outside that window can fail to bond to the first.

A rebuild is what a bond or moisture failure needs. Grind the affected area back to sound concrete, work out why the bond failed, and only then put a system back down. Coating over a released area without answering the why is the single most common way a floor gets paid for twice. Nobody wants to hear the word grinder. It is still the shorter road.

  • Still bonded, finish worn: recoat, after abrading and inside the published window
  • Lifting with clean concrete underneath: test the slab before anything is specified
  • Lifting with a film underneath: grind to sound concrete, then rebuild
  • Confined to the tire tracks: treat as hot tire pickup, and grind past the released edge

Why is my epoxy floor bubbling and blistering?

Blisters usually mean vapor pressure from the slab rather than a bad coating. What does it mean when the coating peels in sheets?

Is peeling in the tire tracks a different problem?

Can a failing epoxy floor be repaired in patches?

Only when the failure itself is local, such as one released tire strip. Grind out the area plus a margin, rebuild the system there, and that holds. Patch over a failure whose cause is still sitting there, slab moisture especially, and you have moved the same problem a few months down the road.

What is the white powder on my garage floor?

Powdery white deposits usually mean moisture is moving through the slab and leaving minerals behind as it evaporates. Treat it as a reason to test the slab rather than as a cleaning job, because a coating over an untested slab in that condition is the classic blistering case.

How do I know whether I need a recoat or a rebuild?

Press on the dull areas and look at any loose edge. Coating that is firmly attached with a worn finish is a recoat, done by abrading the surface and staying inside the manufacturer's published window. Does a floor need testing before it is recoated?

If there has ever been blistering, a damp patch, or white deposits, yes. ASTM F1869 and F2170 exist so nobody has to find out the expensive way, and testing before a system gets specified is cheaper than coating twice. A floor with no moisture history and a sound bond is a simpler case.

Why did my floor fail in the first year?

Early failure points at preparation or application rather than at wear. The usual causes are a bond breaker left on the slab, an untested slab moving vapor, application outside the published temperature and humidity spec, or a vehicle parked on the coating before it finished curing. If that is your floor, that's fine, it is not something you did. It just means the fix starts at the slab.
