What is hot tire pickup, and why does it happen?

Hot tire pickup is a coating lifting off the slab in the shape of your tires. The rest of the floor looks fine. That is what makes it so easy to spot and so irritating, because the damage sits in exactly the two strips the car parks on.

Friction from driving heats tires to upwards of 140 degrees, which is hot enough to weaken the chemical bond between the coating and the surface, and parking in the same spot over and over works that bond loose. Two things the tire itself is doing

All Garage Floors adds two contributors that are easy to miss. Modern tires carry plasticizers that keep the rubber flexible, and heat drives those out of the tire and into the coating, where they soften it. Separately, paraffin from tire treatments builds up in the parking spot over years and works its way into the concrete, where it becomes a bond breaker under any coating applied later. Grind the slab, do not just clean it

Mechanical grinding opens a surface profile the coating can key into, and it takes off the tire residue, sealer and curing compound that would otherwise sit between the coating and the concrete. Put the right resin on top

If it already happened

Does it mean the floor is ruined?

Usually not, but the affected area does have to come back to bare concrete. Patch a coating over a spot that already released and you have moved the problem a few months down the road, because whatever broke the bond is still sitting there.

The honest sequence is grind out the released area and a margin around it, deal with the residue that caused it, then rebuild the system with a topcoat suited to hot tires.
